GUIDELINES FOR SELECTING A SECURITY COMPANY FOR GRADE A OFFICE BUILDINGS IN BANGKOK

Abstract


This research article aims to study the criteria for selecting security companies and propose a selection guideline for appropriate companies for Grade A office buildings in Bangkok. The research uses a qualitative method based on a review of relevant documents and in-depth interviews with executives or stakeholders involved in the hiring of security companies at three buildings: One City Center, Samyan Mitrtown, and AIA East Gateway. The study found that (1) company experience, (2) operational standards, compliance with the Security Business Act B.E. 2558, and (3) security personnel qualifications were the most important factors in the selection, while price played a different role depending on the strategy of each building. This article proposes a strategic selection guideline that prioritizes quality first, coupled with the use of key performance indicators (KPIs) aligned with company policy to maintain long-term service standards, leading to sustainable organizational growth.
